Buying & Selling Property

Sale Transaction

STEP 1
Instruct The Bradin Trubshaw Partnership.

STEP 2
Draft papers are sent to your buyer’s Solicitors. We provide you with a fixtures and fittings and property information form to fill in.

STEP 3
Buyer’s Solicitors request local searches and return the approved Contract.

STEP 4
The buyer’s valuer surveys your house. We arrange for you to sign the contract in preparation for exchange of contracts.

STEP 5
Completion dates are discussed with your buyer.

STEP 6
Completion dates are agreed with you and your buyer. Your buyer gives their Solicitor the deposit ready for exchange of Contracts.

STEP 7
Contracts are exchanged. You are now legally bound to move on the completion date. You can now safely book your removals. We request a redemption figure from your lender if you have a mortgage on your property.

STEP 8
We send you a statement of account and you provide us with the balance to complete (if any) at least four days before completion.

STEP 9
Completion. We pay the estate agent and redeem your mortgage (if you have one).

STEP 10
You should arrange with your buyer for the transfer of utilities, telephone etc. You should move out of your old property by 2pm.


Purchase Transaction

STEP 1
Instruct The Bradin Trubshaw Partnership .

STEP 2
You pay for the local search fees and submit your application for a mortgage if you require one. We receive the estate agents notification of sale and request draft contract papers.

STEP 3
On receipt of the contract papers, we arrange for local searches and check the contract papers.

STEP 4
We receive and check the local searches. The house is valued on behalf of your mortgage lender. We would advise that you obtain a home buyers survey rather than rely on the valuation undertaken by the mortgage lender.

STEP 5
We receive your mortgage offer and report to you.

STEP 6
You sign the contract papers ready for exchange. Completion dates are discussed. We will require your deposit ready for exchange of contracts.

STEP 7
A completion date is agreed and contracts are exchanged. You are legally bound to but the house on completion. Your buildings and life insurance are put into force. We request the mortgage funds and any balance due from you.

STEP 8
You book the removal men (or van if you are moving yourself).

STEP 9
We send you a statement of account and you send us any balance to complete at least four days before.

STEP 10
Completion. You move into your new home.

STEP 11
We register you as the new owner of the house with the Land Registry.

N.B. YOU SHOULD NOT ASSUME THAT YOU WILL BE ABLE TO MOVE
ON A PARTICULAR DAY UNLESS CONTRACTS HAVE BEEN EXCHANGED
